What to Ask Before Hiring a Garage Floor Coating Company

When you're ready to coat your garage floor, you're going to get calls back from different contractors, and they're going to sound similar. But the details matter. A few specific questions upfront will save you from getting a floor that peels in two years, or a job that costs twice what you expected. I've installed epoxy floors in garages all over Conroe, and I can tell you the difference between a cheap install and one that holds up comes down to how seriously the contractor takes prep work and what they're actually putting on your concrete.

Ask About the Concrete Prep

This is the one place where contractors cut corners and homeowners pay the price later. Before any epoxy goes down, your concrete has to be cleaned and profiled. That means shot blasting or grinding to open up the surface so the epoxy actually bonds instead of sitting on top like paint. Ask the contractor exactly how they're prepping the floor. If they say they're just acid etching or pressure washing, keep calling. Those methods don't work for epoxy that's going to last. You want to know if they're using a diamond grinder or shot blaster, and you want to hear them explain why that matters for adhesion. Any contractor worth hiring will have a clear answer about this.

Also ask if they're filling cracks and repairing spalling. Conroe's humidity and the ground movement under slabs means most garages have at least a few cracks. A good epoxy contractor will address those before coating, not hide them under a thick layer. If they're not talking about crack repair in their estimate, ask why.

Get the Details on the Product

Not all epoxy is the same. Some contractors use thin epoxy coatings that are cheaper and faster. Others use thicker systems. Ask what thickness they're applying and what product line they're using. A reputable contractor will tell you the specific brand and give you the technical data sheet. They should explain why they chose that product for your situation. Understand the Timeline and Curing

Epoxy floors can't be driven on right away. Ask how long before you can park a car on it and when it reaches full hardness. Most quality systems need at least three days before light traffic and five to seven days before you're putting full weight on it. If a contractor tells you three hours, they're not being honest about the product or they're using something that won't last. In Conroe's humidity, curing takes longer than in drier climates. A good contractor will account for that.

Also ask what the weather conditions need to be during installation. Epoxy doesn't go down well when it's too hot, too cold, or too humid. If the contractor says weather doesn't matter, they don't know their trade. If they won't schedule your job until conditions are right, that's a sign they take quality seriously.

Ask About Warranty and What It Covers

Get the warranty in writing. Ask how long it lasts and what it actually covers. Does it cover peeling, flaking, and staining? Does it cover UV discoloration? What voids the warranty? Some contractors offer a warranty on materials only, not labor. Others won't cover a floor if you park a car on it before the full cure time. You need to know these details before you sign. A warranty is only good if you understand what you're protected against.

Check References and Look at Previous Work

Get Everything in Writing

Make sure they've included crack repair and any other prep your concrete needs. Don't go with the lowest bid if it's missing details about prep or product. You usually get what you pay for with epoxy, and the cheapest option often ends up being the most expensive when you're replacing it in a few years.
